If there is oak under your carpet, and in a lot of older Columbus houses there is, refinishing it costs roughly half what a new floor does and looks better than anything you can buy. Sanding a floor back to bare wood and putting a new finish on it is the highest-return thing you can do to a house in a weekend.

Per square foot of floor area. Price depends on the species, how flat the floor is, and how many coats you want. We quote after we have seen the wood.
$4.25 per square foot for a sand and two coats, $4.95 for three coats, plus $0.75 if you want it stained a different colour. A 900 square foot downstairs is roughly $3,800 to $4,500. Compare that to $8,000 or more to tear it out and put in new wood.
Usually. Solid hardwood can be sanded several times over its life. Engineered wood depends entirely on how thick the top veneer is, and some cannot be sanded at all. We check before we quote, and if the answer is no we will tell you and price a replacement instead.
Much better than it used to be. We run dust-contained sanders that capture the great majority of it, and we seal off the rooms we are not working in. It is not surgical, but you will not be finding oak dust on top of your kitchen cabinets a month later.
Most people stay, but you cannot walk on the floors while the finish cures, so plan on living around it. If it is the whole downstairs of a small house, two or three nights elsewhere makes life easier.
Walk on it in socks after 24 hours. Furniture back after 72. Rugs after two weeks, because the finish needs to breathe while it fully hardens.
